1 cup water
1 cup milk (dairy or non-dairy)
2 tablespoons chai tea concentrate syrup (recipe below or store-bought)

Instructions
Brew the tea: Pour 1 cup of boiling water over the black tea bag or loose leaf tea in a mug. Steep for 5 minutes. Remove the tea bag or strain the loose leaf tea.
Heat the milk: In a small saucepan, heat the milk over medium heat until it is hot but not boiling.
Combine: Pour the brewed tea into a mug. Add the hot milk and the chai tea concentrate syrup. Stir well.
Serve: Top with whipped cream and a sprinkle of cinnamon if desired.
Notes
For the chai tea concentrate syrup: Combine 1 cup water, 1 cup sugar, 1 cinnamon stick, 1 star anise, 1/2 teaspoon ground ginger, 1/4 teaspoon ground cardamom, and 5 whole cloves in a saucepan. Bring to a boil, then simmer for 10 minutes. Strain the syrup and let it cool. Store in an airtight container in the refrigerator for up to 2 weeks.
Adjust the amount of syrup to your preferred sweetness and spice level.
